Inherited property in Harrington Park

What families find in Harrington Park.

Harrington Park is a Northern Valley borough of about 1,600 homes, assembled in 1904 out of parts of Washington Township, Harrington Township and Closter. Its name traces to the Harring family, the area's earliest known settlers. Water covers roughly a tenth of the borough, largely the Oradell Reservoir, and County Roads 505 and 502 are its main routes. The population more than doubled between 1950 and 1960, so many inherited houses here are single-family homes from that period.

Reservoir on the doorstep

About 10.5 percent of Harrington Park is water, largely the Oradell Reservoir, which a private utility operates. A parent's house near reservoir land may raise boundary, drainage or survey questions when an estate sells. Gembrook handles that title and survey work with the family so the heirs don't have to.

A 1950s growth spurt

Harrington Park went from about 1,600 residents in 1950 to about 3,600 in 1960. A house a parent bought then may still have its original heating, plumbing or electrical system, and nobody in the family wants to coordinate upgrades from a distance. We take the property in its current condition and settle the timing with the estate.

Very few sales

With about 1,640 homes and only 0.8 percent of owner-occupied ones vacant in 2020, Harrington Park sees few houses change hands. Heirs can find it hard to agree on what a parent's house is worth. We explain how we reached our figure and speak with each heir privately, so everyone works from the same facts.

Probate for a Harrington Park property

The Bergen County Surrogate's Court, handled for you.

In New Jersey, an estate is opened in the county where the person who passed away lived. For Bergen County that's the Bergen County Surrogate's Court in Hackensack. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.

Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Harrington Park questions

Our parent's Harrington Park deed mentions old township boundaries. Will that complicate the estate's sale?

Older records can refer to the townships the borough was formed from. Gembrook's title work traces them, so the family doesn't have to sort it out.

We inherited a Harrington Park house near the reservoir and live out of state. Can Gembrook help?

Yes. We coordinate the estate and title steps with the family and speak with each heir separately, so fewer trips to Harrington Park are needed.

Where is probate filed for a house in Harrington Park?

Probate for someone who lived in Harrington Park is handled by the Bergen County Surrogate's Court in Hackensack. That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.

Can you cover the probate costs for a Harrington Park property?

Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.

What if the heirs don't agree?

That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
