Inherited property in Point Pleasant

What families find in Point Pleasant.

Point Pleasant, a mostly year-round borough at the north end of Ocean County, is held between the Manasquan River and Beaver Dam Creek, with Brick on its west side and Bay Head and Point Pleasant Beach to its east. The Point Pleasant Canal runs through the middle of it. Created out of Brick in 1920, the borough counted about 8,500 homes in 2020, and most were lived in all year. Families inheriting here are usually settling a parent's long-time home, often one close to the river, the creek or the canal.

Canal and bulkheads

Completed in 1925, the Point Pleasant Canal forms the Intracoastal Waterway's northern end and divides the borough in two. A waterfront house a parent owned may come with a bulkhead that needs attention, and that upkeep falls to the estate until a sale. We buy canal and river homes without asking heirs to take on that repair.

Between river and creek

Roughly 16 percent of Point Pleasant is water, with the Manasquan River up north and by Beaver Dam Creek down south. Houses near either can require flood coverage that keeps costing the estate while no one lives there. We take waterside homes in their present condition and work around the estate's timeline.

A different town

Point Pleasant and Point Pleasant Beach are separate boroughs, and until 1956 the post office here went by West Point Pleasant. Old letters or records in a parent's files may use that earlier name. We sort out which municipality the house is in as part of our title review.

Probate for a Point Pleasant property

The Ocean County Surrogate's Court, handled for you.

In New Jersey, an estate is opened in the county where the person who passed away lived. For Ocean County that's the Ocean County Surrogate's Court in Toms River. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.

Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Point Pleasant questions

Our mother lived in Point Pleasant for fifty years. Do we have to empty the house before selling?

No. Heirs can take the items that matter to them, and we handle what remains after closing.

Dad's house is on the canal and the bulkhead is failing. Is that the estate's problem to fix?

Not if you sell to us. We buy the house with the bulkhead as it is and account for its condition in our offer.

Where is probate filed for a house in Point Pleasant?

Probate for someone who lived in Point Pleasant is handled by the Ocean County Surrogate's Court in Toms River. That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.

Can you cover the probate costs for a Point Pleasant property?

Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.

What if the heirs don't agree?

That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
