Inherited property in Port Republic
What families find in Port Republic.
Port Republic is a riverside city in the county's northeast, where Nacote Creek meets the Mullica River. Galloway Township lies on its land side, and Bass River and Washington townships sit across the water in Burlington County. Parkway Interchange 48 serves the city. Split from Galloway in 1905, the city's housing is limited to a few hundred dwellings, among them older houses in the mill village around Mill Street. An inherited house here might be a historic home, a creekside property, or both at once.
The old mill village
Since 1991 the village core, along Riverside Drive, Adams Avenue, Mill Street and Clark's Landing Road, has been a National Register historic district, tracing back to mills chartered on Nacote Creek in 1774. A parent's house there may need repairs suited to its age. We take historic homes without asking heirs to restore them.
Chestnut Neck history
A tall monument recalls the 1778 Revolutionary War fight at Chestnut Neck, after which people displaced by the British raid found refuge in Port Republic. A replacement for the 1904 bridge over Nacote Creek opened in 2023. Houses in a place with this much history often have old foundations and systems, which Gembrook accepts as part of the property.
Creek, river and Pinelands
Lots close to Nacote Creek or the Mullica can lie in flood zones, and some of the city falls within the Pinelands Area. Both affect what a future owner could change on the lot. For the family settling the estate, we look into those questions ourselves and take the house as it stands.
Probate for a Port Republic property
The Atlantic County Surrogate's Court, handled for you.
In New Jersey, an estate is opened in the county where the person who passed away lived. For Atlantic County that's the Atlantic County Surrogate's Court in Mays Landing in Hamilton Township. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.
Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Port Republic questions
Dad's house is on Mill Street in Port Republic. Does the estate have to restore it before selling?
No. We take homes in the historic district in their current condition.
Mom's Port Republic house is near Nacote Creek. Does the flood zone matter?
We review it, but it does not stop us from buying an inherited house.
Where is probate filed for a house in Port Republic?
Probate for someone who lived in Port Republic is handled by the Atlantic County Surrogate's Court in Mays Landing (in Hamilton Township). That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.
Can you cover the probate costs for a Port Republic property?
Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.
What if the heirs don't agree?
That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
