Inherited property in Ringwood

What families find in Ringwood.

Ringwood covers about 28.5 square miles of the Ramapo Mountains in northern Passaic County and is split by the Wanaque Reservoir, which supplies water to urban areas across northeastern New Jersey. The borough still has no sidewalks or street lights, and its main roads are Skyline Drive and Greenwood Lake Turnpike. An inherited house here may sit in a private lake community, on a wooded lot beside state parkland, or near former iron-mining ground.

Lake community fees

Depending on where they live, Ringwood residents may be eligible to join private lake communities such as Skyline Lakes, Erskine Lakes, Cupsaw Lake and Stonetown, each with annual and initiation fees. When a parent's house is in one, the estate should learn what is owed and how a sale is handled. We sort that out with the family during the purchase.

Parkland and Highlands rules

The whole borough lies within the Highlands preservation area, and Tranquility Ridge Park, Ringwood State Park and Norvin Green State Forest take up much of its land. For heirs with a sizable lot, those rules limit what could be added or split off, which shapes what the land is worth. We base our price on the house and land as they are now.

Old mines and Superfund

Iron mining in Ringwood began in the 1700s and continued until the Depression, and ironmasters lived at Ringwood Manor from the 1740s into the late 1800s. Some of that former mine land became the Ringwood Mines landfill Superfund site, relisted in 2006. A home near it can draw lender questions; we purchase without loan financing.

Probate for a Ringwood property

The Passaic County Surrogate's Court, handled for you.

In New Jersey, an estate is opened in the county where the person who passed away lived. For Passaic County that's the Passaic County Surrogate's Court in Paterson. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.

Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Ringwood questions

Dad's Ringwood house is in a lake community and the fees keep coming. What should the estate do?

Ask the lake community for a statement of what is owed. We include that balance in our review and address it as part of closing.

The family lives out of state and nobody can get to the Ringwood house often. Is that a problem?

No. We coordinate by phone with the executor and each heir, and once the family agrees we can arrange access to the property ourselves.

Where is probate filed for a house in Ringwood?

Probate for someone who lived in Ringwood is handled by the Passaic County Surrogate's Court in Paterson. That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.

Can you cover the probate costs for a Ringwood property?

Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.

What if the heirs don't agree?

That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
