Inherited property in Sea Bright

What families find in Sea Bright.

Sea Bright is a barrier borough of roughly 1,450 residents, bounded by the Atlantic to the east and by two rivers, the Shrewsbury and Navesink, to the west. Highlands lies across a new bridge to the north, finished in 2025; Monmouth Beach continues to the south; and Middletown and Rumson face it over the river. First a fishing settlement known as Nauvoo, it incorporated in 1889. Its only main road is Route 36, and a large seawall lines the beach. Inherited homes here carry the realities of living at the water's edge.

The seawall and the storm

Downtown Sea Bright had about 450 feet of beach with no seawall, and that opening was blamed for heavy flooding in 2012. Federal and state funds of around $35 million later paid for repairs, including about 3,200 more feet of wall. A parent's house here likely carries strict flood rules and costly insurance while the estate is open. Gembrook takes these homes as they stand.

Mostly water, little land

Roughly 44 percent of Sea Bright's area is water, and the land is a thin strip between ocean and river. Nearly every house faces storm exposure, and an older one may still need elevation or major repair. When heirs live elsewhere, an empty house here can be hard to watch through storm season. Gembrook purchases houses that were never raised, or that show storm wear, without a lender involved.

Rebuilt beaches

Ever since the Ash Wednesday nor'easter of 1962, sand pumped from offshore has been used to rebuild these beaches. The 2012 storm stripped away roughly 5 million cubic yards; in 2014 the Army Corps brought in over 8 million. Those cycles keep repair and insurance costs on the minds of anyone holding a house here, including an estate. Gembrook can step in so the family is not carrying that risk for long.

Probate for a Sea Bright property

The Monmouth County Surrogate's Court, handled for you.

In New Jersey, an estate is opened in the county where the person who passed away lived. For Monmouth County that's the Monmouth County Surrogate's Court in Freehold. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.

Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Sea Bright questions

Mom's place in Sea Bright took on water in 2012 and the repairs were never finished. Can the estate sell it?

Yes. Gembrook buys homes where storm repairs, permits or a lift were left incomplete, and handles what remains after closing.

Dad left a condo in Sea Bright, not a house. Is that something you look at?

Yes. We review the unit and the association's resale rules, and dues continue while the estate is open, so we work through those steps with the executor.

Where is probate filed for a house in Sea Bright?

Probate for someone who lived in Sea Bright is handled by the Monmouth County Surrogate's Court in Freehold. That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.

Can you cover the probate costs for a Sea Bright property?

Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.

What if the heirs don't agree?

That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
