Inherited property in Sea Isle City
What families find in Sea Isle City.
Most of Ludlam Island belongs to Sea Isle City; the rest is Strathmere, which belongs to Upper Township, and the island's lower end meets Townsends Inlet. Sea Isle Boulevard crosses the marsh from Parkway Exit 17, and Landis Avenue follows the oceanfront for roughly five miles. The town dates to 1882. In 2020 it had about 2,100 year-round residents, and some 84 percent of around 7,000 dwellings were counted vacant, most of them seasonal.
Tidal flooding, bay side
Low bay-side streets flood without a major storm: in September 2024, a stretch of Sounds Avenue in the mid-50s stayed under water for five days. Sea Isle added its first pump station in 2019 and has budgeted $20 million for more. An empty inherited house on those blocks needs someone watching it. Gembrook takes bay-side homes as they stand, water history and all.
Ash Wednesday's legacy
The March 1962 storm wrecked or harmed nearly all of Sea Isle's oceanfront buildings, and afterward a dune line took shape with construction set back about a block. In 2024 the Army Corps placed over 900,000 more cubic yards. Older houses may have storm history a family knows little about; we review the property without making that a condition.
Rental calendars in an estate
Much of the town's housing is seasonal: weekly rentals and family second homes. When the owner passes, the estate can inherit a season of weekly bookings, cleaners and maintenance, all managed from out of town. We work with the executor on a closing date that respects any bookings the estate chooses to keep, and the house can transfer furnished.
Probate for a Sea Isle City property
The Cape May County Surrogate's Court, handled for you.
In New Jersey, an estate is opened in the county where the person who passed away lived. For Cape May County that's the Cape May County Surrogate's Court in Cape May Court House in Middle Township. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.
Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Sea Isle City questions
Our late father's Sea Isle home sits on a street that floods at high tide. Can the estate still sell?
Yes. Gembrook takes homes on streets with tidal flooding and doesn't tie the sale to flood insurance or raising the house.
Is a house in Strathmere part of Sea Isle City?
No. Strathmere shares Ludlam Island with Sea Isle but belongs to Upper Township, so its records and taxes run through Upper. We work with estates in both.
Where is probate filed for a house in Sea Isle City?
Probate for someone who lived in Sea Isle City is handled by the Cape May County Surrogate's Court in Cape May Court House (in Middle Township). That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.
Can you cover the probate costs for a Sea Isle City property?
Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.
What if the heirs don't agree?
That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
