Inherited property in Shiloh
What families find in Shiloh.
Shiloh, a borough of roughly 440 people, occupies just 1.2 square miles on the western side of Cumberland County and is surrounded by Stow Creek and Hopewell townships. Route 49, called Shiloh Pike here, runs through the middle. Settled in the early 1700s as Cohansey Crossing, it was renamed Shiloh in 1771 and became its own borough in 1929. Inherited homes are typically older single-family houses on or near Route 49, with farmland around the edges.
Few sales to compare
The 2010 census found roughly 214 homes in the borough, so homes there change hands rarely. With so few recent sales nearby, heirs can find it hard to judge what a parent's house is worth. We walk the family through how we arrived at our number, which helps when several heirs need to agree.
Borough or township?
Because Shiloh was created in 1929 out of land taken from Stow Creek and Hopewell, a property near the edge may belong to the borough or to one of those townships. The estate needs the right municipality for taxes and records. Gembrook confirms this as part of the title work, so the family is not left guessing.
Rural lots at the edge
Five farms covering about 250 acres in Shiloh are preserved through the state program, and homes on rural lots here usually have on-site wells and septic tanks. A parent may have left no record of when they were last serviced. We don't require the estate to sort that out before we buy.
Probate for a Shiloh property
The Cumberland County Surrogate's Court, handled for you.
In New Jersey, an estate is opened in the county where the person who passed away lived. For Cumberland County that's the Cumberland County Surrogate's Court in Bridgeton. With a will, the executor is appointed there; without one, an administrator is appointed, and the other heirs typically sign renunciations.
Before an inherited house can be sold, New Jersey also usually needs an inheritance tax waiver — or, for close family, an affidavit — and any liens, judgments or back taxes have to be resolved. We coordinate all of it for you. Read our full New Jersey probate guide →

Shiloh questions
How does Gembrook arrive at a price for a Shiloh house when hardly any homes sell there?
We look at the house, the lot and the area, and explain our reasoning to each heir directly and privately. Nobody is pressured to accept.
The house on Shiloh Pike hasn't been touched in years. Should the estate update it before selling?
No. Gembrook buys it in the condition it is in, so the estate doesn't spend money on updates.
Where is probate filed for a house in Shiloh?
Probate for someone who lived in Shiloh is handled by the Cumberland County Surrogate's Court in Bridgeton. That's where a will is admitted, or an administrator is appointed when there's no will. When your family sells to Gembrook Properties, we handle this step with you, and in most cases you just sign where needed.
Can you cover the probate costs for a Shiloh property?
Yes, when your family sells the inherited property to Gembrook Properties. In many cases we cover the cost of opening the estate, including the family's estate attorney fees, so the family pays nothing out of pocket.
What if the heirs don't agree?
That's common. We speak with each heir separately and privately, so no one has to negotiate as a group, and the executor or court-appointed administrator signs the sale.
